4. Listing Agreement: Prepare and explain the listing agreement to the seller, outlining the terms, duration, and responsibilities of both parties.
5. Property Preparation: Provide guidance to the seller on how to prepare their property for sale, including recommendations for staging, repairs, and improvements to maximize its appeal to potential buyers.
6. Marketing Strategy: Develop a customized marketing plan to promote the property effectively, utilizing a variety of channels such as online listings, print advertising, social media, and open houses.
7. Property Showings: Coordinate and schedule property showings with potential buyers and their agents, ensuring the seller's availability and maximizing exposure to qualified buyers.
8. Negotiation: Negotiate offers on behalf of the seller to secure the best possible price and terms, advising on counteroffers, contingencies, and other negotiation strategies.
9. Contract Management: Manage the contractual process, including reviewing and explaining contract terms, timelines, and obligations to the seller.
10. Due Diligence Assistance: Assist the seller in navigating the due diligence process, including inspections, appraisals, and any other necessary investigations
11. Closing Preparation: Prepare the seller for the closing process, ensuring all necessary documents and disclosures are completed accurately and on time.
12. Closing Representation: Attend the closing with the seller to facilitate a smooth and successful transaction, addressing any last-minute issues or concerns.
13. Post-Sale Support: Provide support and assistance to the seller even after the sale is complete, helping with any post-sale questions, concerns, or issues that may arise.
14. Client Communication: Maintain regular communication with the seller throughout the process, keeping them informed of market activity, feedback from showings, and progress toward closing.
15. Compliance and Legal Obligations: Ensure compliance with all applicable laws, regulations, and ethical standards governing real estate transactions, protecting the seller's interests at all times.
